Choose a home site.
If you do not already own a home site, we can assist you in finding one and/or if you already own a home site, we can assist you with lot analysis and zoning approvals. Our “Land Workbook” can help you sort through all the options.
Choose a floor plan.
Once you have secured a lot and calculated your budget requirements, we can then assist you in beginning the search for the home design you want and how to place it on the lot. Items like walkouts and decks can be selected when we know the lot conditions. Planning your new home can take either of two distinctive tracks: You can, choose from one of the many prepared plans in our design catalogues, make some minor modifications and selections and be ready to move into the next phase OR if one of our prepared plans does not fit your needs, we can utilize your estimated budget to get your custom plans started with rough sketches. You can adjust and select any number of options to make the home distinctively yours. Together, we can complete the design and obtain a cost analysis to get ready to move into the final phase before building.
Choose a financing option.
We can assist you with all your financing needs. Our financial affiliates handle all types of loans, Government Loans including FHA,VA,RDA and MHFA ( a state of Minnesota program), conventional loans both fixed and adjustable, convertible and any other special mortgage programs. They can provide construction loan funds and one-time closing options. Down payments and closing costs will all be estimated and explained to your satisfaction. Your new home consultant will be happy to assist and answer all your questions.
Secure your home with a contract and check.
Once the basic design is established a more detailed cost analysis will be completed using allowances for all items that need further selections. Typically site work, excavation, driveways, utility extensions, fireplaces, flooring and light fixtures are allowanced items. The contract is reviewed and signed with the understanding that final pricing will be adjusted by change orders once all selections and site conditions are completed.
Your lender will ask for a copy of the contract to begin the processing of your loan documents. Specifications are part of your contract and Nordenstrom Custom Homes utilizes a thorough specification sheet to make sure all parties involved are completely aware of every item going into the construction of your new home. Once all selections are complete, the final specifications sheet will be inserted in your contract book and delivered to your lender.
Nordenstrom Custom Homes has every customer review, and signs or initials each phase of the documents to be sure all items requested by you are included in your contract. Nordenstrom Custom Homes believes communication in all forms is the best way to construct your home without delays and make building your new home less stressfull. Choose your selections and colors.
We'll work with you to complete all the selections necessary prior to starting to build. We finalize your home plan, pricing changes, complete the specification sheets and authorize the work to begin. Then contracts and all documents will be delivered to the lender to finalize your loan. Your lender will then issue our start order.
Bring your camera and watch your Nordenstrom Custom Home become a reality.
The Wausau Homes Package arrives on two or three tarped semi-trucks. Over the next several days, floors and walls are installed. The roof trusses are nailed in place and sheathing is applied ready to be shingled. Once erection is completed we begin interior rough-ins. Minor adjustments and requested changes are handled during each stage of construction. When your home is complete, it will have passed all required inspections before it is presented to you.
Final Inspection and Closing.
At the completion of each home, a walkthrough with each customer occurs and a final punch list is established. The state building inspection is completed and an Occupancy Certificate is received. Finally, all closing documents are delivered to each customer and the mortgage closing is scheduled. Your new home consultant will attend the closing with you.
Move in.
Hurray! Once closing is complete, it's time to move in and begin enjoying your new home.
